Mahindra Lifespaces Mahindra Lifespaces (Mahindra Lifespace Developers Limited or MLDL) continues to build scale in the mid-premium and premium residential markets while reinforcing its commitment to integrate sustainability into every aspect of its projects. With a focused presence across three core markets and a strong Integrated Cities and Industrial Clusters (IC&IC) platform, MLDL has made significant progress on its growth roadmap. Cumulative GDV addition has surpassed ₹45,000 crore, strengthening the foundation for long-term growth. As a pioneer in Net Zero homes in India, MLDL has achieved multiple green and Net Zero certifications across its portfolio. MLDL aspires to rank among the Top 5 players across its priority markets and has set out a vision to reach ₹10,000 crore of sales by FY30. An elevated customer experience is also central to this, enabled through customer centric innovations, superior designs and sustainability features. • IC&IC Momentum The IC&IC business continues to perform well across locations, monetising existing assets and contributing to steady, capital efficient growth. • Financial Discipline and Future Readiness MLDL continues its focus on capital efficiency with prudent allocation and rigorous IRR tracking. Key Highlights • MLDL partnered with Mitsui Fudosan Group, Japan’s largest residential developer. The development of Mahindra Blossom, a premium residential project located in Whitefield, Bengaluru, marks the first project under this strategic partnership. • MLDL continues its focus on capital efficiency with a strengthened balance sheet. The net debt-to-equity ratio stood at -0.27 (cash surplus) as of 31st March 2026. • The business is deploying AI and computer vision to raise quality assurance. Camera-based defect detection piloted across the Mahindra Luminaire and Mahindra Alcove projects has led to improved handover readiness.
